Ring-fenced arable and livestock farm for sale in Shropshire for £2.3 million

An attractive mixed arable and livestock farm, in all 179.58 acres (72 67 hectares) or thereabouts, is on the market in North Shropshire with Berrys at a guide price of £2.3 million.

Lee Bridges, Lee, Ellesmere, includes a traditional farmhouse, a substantial range of traditional brick and modern farm buildings, circa 125.63 acres (50.84 hectares) of arable land, circa 46.66 acres (18.88 hectares) pasture and a small area of woodland.

“We are delighted to be marketing Lee Bridges, a ring-fenced North Shropshire holding with a substantial four bedroom farmhouse and a good range of traditional brick and modern farm buildings,” says Chris Jones who is handling the sale for Berrys at Shrewsbury.

The agricultural land is predominantly Grade 3, with underlying soils comprising Ellerbeck and Adventurers 2 Associations. The soils absorb rainwater readily, are easily cultivated, and are suitable for arable cropping. The majority of the pasture land benefits from an in-field water supply and is suitable for grazing livestock. The woodland is located in a single block to the south east of the property.

The farm buildings are currently used to store arable crops and house livestock. The extensive range of traditional brick buildings lie adjacent to the farmhouse, with the largest being over two storeys with loft accommodation. The modern buildings include three Dutch barns, three single storey brick ranges (one with a bull pen), a steel framed storage building, a cattle holding unit, a modern storage building and a number of lean-tos. An additional part- two storey former piggery lies to the rear of the yard, along with an additional single storey brick outbuilding which could be used in connection with the farmhouse.

The eligible land has been registered for the Basic Payment Scheme and any entitlements will be additional to the sale price and transferred to the purchaser at market value. The purchaser will be required to comply with any greening and cross compliance measures on the land until December 31, 2015.

Lee Bridges is available for sale as a whole or in lots as required.

“Farms of this size and this quality rarely come to the market in Shropshire, so we are expecting a great deal of interest from farmers locally and further afield,” Chris Jones added.

In addition, a bungalow adjoining the farm with approximately 1.28 acres (0.52 hectares) of pasture land is offered for sale by separate negotiation. The bungalow is subject to an Agricultural Occupancy Condition (AOC) but would be suitable as housing for additional farm workers.
