Berrys secures commercial property investment for rural corporate client

With e commerce thriving, warehouse and light industrial properties remain in demand so when Berrys’ commercial property team was asked to help a client with property investment this was the way to go.
“We were brought in to advise a longstanding rural corporate client who wanted to diversify property income for their pension fund,” explained Simon Parsons, head of commercial agency at Berrys.
“After talking through their requirements and weighing up various options, we decided that investment into commercial property was the way forward.”
Berrys prepared a full property investment report, a financial appraisal with income forecasts, cash flows and budgets and set about finding some commercial property that would provide a good return and was not too far away from the investor in Cambridgeshire.
Their search led them to two modern light industrial units on a business park in Huntington which were subsequently purchased with vacant possession on behalf of the client.
“Berrys provided the initial commercial property investment advice and then later, with the help of a local letting agent, marketed the units to let,” said Simon
“We took time to find the right property and then advised on the acquisition and managed the whole process. Berrys also assisted the client in other areas including our valuation and Building Consultancy teams,” he said.
The first unit is now under offer to an international corporate by way of new lease whilst there are some ongoing discussions for Unit 2.
“We did a full financial appraisal of the proposal before the project went ahead showing the true net return on capital and projected cash flow giving the client a 12-month void in terms of income,” said Simon.
“It was a case of marrying up the investor to the right product. We worked with our clients to find the best investment, we set up the deals, found tenants and managed the purchase and lease negotiations through to completion.
“Berrys has the tools in-house to assist clients from one end of a property deal to the other and the provision of a Projected Cash Flow is ideal for accessing finance if required,” he added.
