Arable land and woodland for sale at Lilleshall

A guide price of £490,000 has been placed on a 51.18-acre (20.71 hectare) block of arable land and woodland that has been launched by Berrys in Shropshire.

The property at Lilleshall near Newport includes arable land extending to 46.30 acres in one enclosure and 4.28 acres (1.77) acres of woodland in two blocks. The predominant soil type is Clifton which is a slowly permeable soil suitable for arable and grass cropping.

The land is registered on the Rural Land Register and Single Payment Scheme entitlements are included with the sale. Entitlements will be transferred to the Purchaser upon completion at a value of £3,800 which will be additional to the purchase price. Monies from the 2013 claim year will remain with the Vendor.

The land has good access to the public highway and the sporting and mineral rights are in-hand and will pass with the freehold.
