Accommodation land on market with Berrys for £1.05 million

An attractive block of accommodation land with excellent access extending to approximately 133.45 acres (54.01 hectares) is for sale just over the Shropshire border into Staffordshire through Berrys.

The land at Meretown, just 1.8 miles from Newport, is on the market with a guide price of £1.05 million to include a modern steel portal framed building, livestock shelter and excellent livestock handling facilities.

The property has the benefit of a good water supply and is in an excellent location one mile from the A41 Newport Bypass with good roadside access to the fields.

The land has been registered under the Basic Payment Scheme, the entitlements will be additional to the sale price and can be transferred to the purchaser at market value. The Purchaser will be required to comply with any cross compliance measures on the land until December 31, 2016.

Rural

An Entry Level and Higher Level Stewardship agri-environment agreement on the land applies to the vendor’s entire holding and the purchaser(s) will be required to comply with the provisions of the agreement until its expiry on September 30, 2023 unless they utilise the break clause in 2018.

The building is located at the end of a small internal roadway and is of timber construction with concrete block walls with box profile sheet cladding under a mono pitch box profile sheet roof. The building has electricity, steel doors and a secure storage facility in one of the four bays. It is surrounded by a concrete apron and excellent livestock handling facilities to the side and rear.

The sporting rights are currently subject to a lease of sporting and fishing rights until 2027, and will pass with the freehold. The land known as field number 6543 and 6736 will be subject to a clawback of 50 per cent, in favour of the vendor, for any use other than agriculture or farm buildings.
