Innovative approach adds extra appeal to property

A four bedroomed bungalow that had languished on the market for more than a year has just been re-launched with extra appeal thanks to an innovative approach from new selling agent Berrys.
Perry Bank Cottage is in an excellent location near Shrewsbury on the edge of the village of Ruyton Xl Towns, beside a stream and with open views south over paddocks but its garden, although really pretty, was is just too large for many people interested in buying a bungalow.
“In fact the large garden was one of the reasons that the owner had decided to sell,” said Philip Robinson, residential agency manager at Berrys.
“The owner brought us in after the property had been on the market with another agent for more than a year with little interest received. In contrast, we were successful in generating viewings and a couple of offers, however, none resulted in a sale.
“So we needed to come up with a Plan B and having just sold two other houses in the area I knew that we could attract significantly more interest for Perry Bank Cottage if it were a house.
“Our planning team agreed that there was potential to add a first floor across part. Our architectural technicians drew up plans to add a master bedroom with en suite bathroom and a fantastic lounge facing south across open fields.
“They also improved the look of the frontage adding an entrance as the existing front door is around the side,” Philip said.
“The planning application has now been approved and recent viewers have said this gives the bungalow further appeal,” said Philip.
“A well planned extension does not necessarily add value to a home but in this case it would. It can also help to sell it and we were able to use our knowledge of the area and the extensive skills of our planning and design team to come up with an attractive opportunity for a much wider range of buyers.”
