Investment land for sale with Berrys in Lancashire

An attractive block of mixed use agricultural investment land situated on the outskirts of the village of Staining in Lancashire has come on the market with Berrys.

The 86.50 acres (35.00ha) of land is subject to an agricultural tenancy and is being offered for sale on behalf of Co-operative Group Ltd with a guide price of £10,000 per acre.

“We are delighted to be offering this investment land for sale,” said Frances Buckley at the Northwich office of Berrys.

“The land is freehold and subject to a Farm Business Tenancy Agreement which was granted on March 17, 2015 for a three year term. Notice to quit has not been served.”

The land is grade 3 on the Agricultural Land Classification Map and is being sold without entitlements.

“This useful block of land will be of interest to investment buyers looking to increase their portfolio but also to other farmers in the area who want to take the acreage in hand when the tenancy is brought to an end, subject to notice being served,” said Frances.

The sale will be subject to provisions of a development clawback of 50 per cent for 50 years in the event of planning consent being granted for any non-agricultural development.

Fran joined Berrys following the completion of a Masters in Business Management, and an honours degree in Equine Science at Aberystwyth University. She undertakes valuations for charitable organisations under the Section 119 requirements as well as carrying out valuations for inheritance tax purposes for private clients and right to buy valuations for housing associations. Fran also negotiates sales of land for private and corporate clients and is responsible for managing the letting of property from the Northwich office, from houses, flats, shops, offices to land and buildings.
